CARD OF THANKS: I want to take this time to say Thank You to my family, friends and the farmers and ranchers of Carter and Fallon Counties for making 35 years with the Farm Service Agency go by so fast - not sure how that happened! You have all been such big part of my life, and for that, I will always be thankful. My co-workers and staff through the years have been top-notch folks who care about the producers and industry they serve and we are so fortunate to have them in our corner, working for the Agency. In addition, the producers of these counties are the best - and it was you that made my years of service doable and why I continued to work. From the bottom of my heart - thank you for all you do for Agriculture - I know we don’t say it enough, but you are appreciated! Take Care and God Bless you all!

   Robin Markuson

CARD OF THANKS: A HUGE Thank You to everyone that played a part in my retirement party - I couldn’t have asked for a better send off with a better group of people! Thank you to Jitt for taking the lead and getting everything lined up and to all of you that were a part of the planning process. The meal was delicious - thank you to Mrs. Amy Walker and her FCCLA group for that. And also thank you to the Dawg House Pub for being a part of the celebration. Thank you for all the cards and flowers - from those that could not attend. I miss the day-to-day contact with my staff and co-workers, but so far, this retirement gig has been great! Thanks so much everyone!

NOTICE OF TRUSTEE’S SALE

On July 15, 2020 at 11 a.m., at the front entrance, Fallon County Courthouse, 10 West Fallon Avenue, Baker, MT 59313, Brigham J. Lundberg, a member of the Montana State Bar, as successor trustee, will sell at public auction to the highest bidder, the following described real property situated in Fallon County, Montana, and described as follows:

Lot 7, Block 29, MILWAUKEE LAND COMPANY’S SECOND ADDITION to the City of Baker, Fallon County, MT, according to the official plat thereof on file in the office of the Fallon County Clerk and Recorder.

Parcel ID No.: 1100179

which has the address of 122 South 5th Street East, Baker, MT 59313.

Said sale will be made to satisfy the obligation secured by and pursuant to the power of sale conferred in the trust indenture/deed of trust (“Deed of Trust”) dated Nov. 25, 2014 and executed by Justin I. Qualley and ChyAnne Qualley, as grantors (“Grantor”), to Alliance Title and Escrow Corp., as trustee, in favor of Wells Fargo Bank, N.A., as beneficiary, and recorded on Nov. 25, 2014 as Instrument No. 99619 in Book 115 at Page 253, official records of Fallon County, Montana.

Brigham J. Lundberg (“Successor Trustee”) is the successor trustee of the Deed of Trust pursuant to an Appointment of Successor Trustee/Substitution of Trustee recorded on Feb. 13, 2020 as Instrument No. 0105791, official records of Fallon County, Montana.

Beneficiary has declared the grantors in default of the terms of the Deed of Trust and the promissory note (“Note”) secured by the Deed of Trust because of Grantors’ failure to timely pay all monthly installments of principal, interest, and, if applicable, escrow reserves for taxes and/or insurance as required by the Note and Deed of Trust. According to the Beneficiary, the obligation evidenced by the Note is now due for the Oct. 1, 2019 installment payment. As of Feb. 11, 2020, the amount necessary to satisfy this obligation was $158,962.32. This amount includes the outstanding principal balance of $153,101.01, plus accrued interest, accrued late charges, accrued escrow installments for insurance and/or taxes (if any), and advances for the protection of the beneficiary’s security interest (if any). Due to the default stated above, Beneficiary has elected, and has directed the Successor Trustee, to sell the above-described property to satisfy the obligation.

The sale is a public sale and any person, including the beneficiary, excepting only the trustee, may bid at the sale. The bid price must be paid immediately upon the close of bidding in cash or cash equivalents (valid money orders, certified checks or cashier’s checks). The conveyance will be made by Trustee’s Deed without any representation or warranty, including warranties of title or possession, express or implied, as the sale is made strictly on an as-is, where-is basis, without limitation, the sale being made subject to all existing conditions, if any, of lead paint, mold or other environmental or health hazards. The sale is subject to bankruptcy filing, payoff, reinstatement, or other circumstance that affects the validity of the sale. If the sale is set aside or the trustee is unable to convey title for any reason, the successful bidder’s sole and exclusive remedy shall be the return of funds paid to the successor trustee, and the successful bidder shall have no further recourse. The purchaser shall be entitled to possession of the property on the 10th day following the sale.

The scheduled Trustee’s Sale may be postponed by public proclamation up to 15 days for any reason, and in the event of a bankruptcy filing or other court-ordered stay, the sale may be postponed by the trustee for up to 120 days by public proclamation at least every 30 days.

The grantors, the successor-in-interest to the grantors, or any other person having an interest in the aforesaid property, at any time prior to the trustee’s sale, may pay to the present beneficiary the entire amount then due under the Deed of Trust and the obligation secured thereby (including costs and expenses actually incurred and attorney’s fees) other than such portion of the principal as would not then be due had no default occurred and thereby cure the default theretofore existing.

This communication is from a debt collector. It is an attempt to collect a debt, and any information obtained will be used for that purpose.
